There is a rail line that cuts off the eastern parcel from the main park. Unless they were going to build a second gate, it’s functionally useless to the main park.
Nah, bridges and/or tunnels could have been implemented - The should have put the water park over there.
 
They should sell it to someone who wants to do a hotel and entertainment complex. Sell to someone who will work with you and bring more people in. I don’t know the state of the land but there seems to be enough space for some shops, a hotel, maybe something like a golf course.

Except they don’t want competition— they have enough already. Something like a warehouse is no threat to the park and the park is no threat to it.

If they were gonna do that they woulda did it themselves and profit all of it. Why have a random company making that money off your sold land
 
The biggest problem with the Doswell area is the insufficient water and sanitary sewer services. The whole area is lacking in available water supply. Hanover County Public Utilities are just not investing in Doswell and it may be years before the systems are adequate for more large scale developments. I know of several developers that were looking into the Doswell area, but backed away to the insufficient utilities.

Crossing the railroad is easier said than done. CSX is an absolute pain in the ass to work with. They do not want any crossings of their lines. The rail to the east is a Buckingham Branch line. They are much easier to work with, however, they often defer to the CSX standards as CSX does share the line with them. Bridges and tunnels are extremely expensive. Any crossing would need to be as long as the full width of the railroad right of way. It is not a cost effective option to cross the rail to access the property to the east. It is much more complicated than putting a footbridge similar to the BG Pantheon access.

I just don't love the idea of more trucks in that stop messing with the traffic flow.

EDIT:
Just saying as a former Urban Planner, there's a reason often in situations like warehouses for shipping depots that they end up right off the highway in small towns out of the way. They try to make sure that when the trucks come off the highway the first thing they do is go to their warehouse. When you put it past the park, now you have trucks trying to go past a high congestion area.

Not necessarily. It's really expensive to put in all of that infrastructure, permitting, and building. Why take on the risk of all of that when you can profit off of it while passing on the burden to someone else to get all of that done? SF is clearly in a cut mode right now so holding onto the land to do something you aren't super interested in anyways seems like a mistake.

I also forgot, KD does pump water from the North Anna River. While I'm not certain on the potability of the water that they pump, I do know it's used in their attractions. It's at the end of Dominion Dr, you can see the tank and pump house.

And for those that like to be adventurous, be advised, KD Security will stop you if you attempt to drive down Dominion Dr. They aren't fond of interlopers exploring backstage areas even if they seem publicly accessible.

I think it’s a bad sign. Off in the distance there are a few factories. This land has both railroad and interstate access. So if the land that is sold ends up industrial, it just makes the possibility of a total park sale more possible in the future. …… Land gets more valuable, depending what’s around it. Not saying that it’s going to happen, but it just makes the possibility stronger.

Counterpoint: by selling off some of the park’s land today, that leaves less land for the company to be able to sell in the future if they’re desperate for cash and looking to sell off a park. In other words, oddly enough, I think selling some of KD’s excess land actually protects the park and makes it a less likely candidate to get CGA’d/SFA’d someday.

That might be less true if KD’s excess land gets turned into residential space, but given that Doswell is still pretty much in the middle of nowhere (Ashland being the closest town several miles south), I think it’s probably more likely that it gets used for factories or agriculture or some other industrial purpose. That also probably makes KD’s actual park land less valuable to a future developer.
