BGW will add more dark rides, but their goal is to be a full year park because they want to be open with the resort, which we have very little evidence that is being planned.

Yeah the zoning application is what I meant by little evidence. It sin't much, but is just enough to prove something is going on in JCC.
Well look at it this way, it's something big and important enough that the "true identity" of the company that's building this resort/hotel is omitted from public records. That just doesn't happen to any permit application.
Also, the company has to have sufficient evidence that they do not need to give a name on public records right? For example, to keep ahead of the competition.
In the end, with this resort being built by this mysterious company in JCC, I think it is safe to say the park is behind it. After all, who else in JCC would build a resort, a hotel maybe, but a resort? Furthermore, I am sure during Appreciation Weekend this year, we will find out more information regarding this resort.
Plenty of hotel/timeshare corporations would jump at the prospect of building a resort in a tourist town. Until more info is released like the location, it's just another hotel/resort project coming into town.
For all we know, it could be a Hilton of Hyatt building another hotel somewhere in town.

Well if it is indeed a SeaWorld I imagine a lake would be dug out in the middle of the park like most SeaWorlds and the dirt dug out would be used to reshape the land to make it hilly like Busch Gardens next door.
Just a thought... What if the brewery, albeit bought out, remained a brewery, and the old monorail for tours/taste tests was restored? I'm not drinking age, but I'm sure quite a few people who are would enjoy that. Thoughts?
Seaworld Williamsburg?
I know a possible Seaworld in Williamsburg has been discussed some before, but I don't think its ever been seriously considered. I think the Williamsburg area is prefect for a seaworld and that seaworld would be huge for the area. Unlike Busch, seaworld is a truly national brand. It would bring more tourists to the area, which would help all the local businesses. Williamsburg is a good fit for seaworld because we are already a tourist area, are close to the sea (which is not required, but is nice), already have two SP&E parks and good access to a major interstate. A mid Atlantic seaworld would be able to really market to the northeast and Midwest markets.
I don't see any reason a park would not do well here. The winters are mild enough, especially when you consider they had one in Ohio. The most difficult part would be finding the right spot. I think the solution is located right across the street from Busch. If they were able to buy some land from the navel weapons station. With allthe spending cuts the government is making they may be willing to sell some land there, especially for something with such big financial implications for the area. Putting a seaworld there would allow you to just branch off of the existing off ramp, making it cheaper and very convenient. You could even set up a shuttle connecting the three parks.
As far as what the park would include, it would contain all the standard seaworld attractions. It would probably start small with room to grow. A nice manmade lake would be nice though. What do you guys think?

The most likely spot for another gate would be around the abandoned President's Park area across from Water Country unless AB decides to drop its Williamsburg branch and sell to the park.
Or they could build a third gate toward the golf course/Busch distribution center since the park is planning a potential resort back there. Problem with that is it may limit expansion room for BGW itself. The setting is nice enough and you could easily fit more than a few attractions on that side.

The problems I see with the brewery location are it's a bit small, it would totally lack all the mature trees that make the parks pretty and shady, and it would rely on the brewery itself closing. I still think with all the defense budget cuts they could work out a good deal for some of that land along I64.

Just stumbled upon this again. I know Thanos brought up the fact that the brewery was doing fine ages ago, so while I'm not thinking about a 3rd gate in the next decade...the idea of a Seaworld even in the remote future is looking bleaker than ever. Isn't Blackfish wreaking havoc on the park as it is?

According to SeaWorld executives, Blackfish has done next to nothing to hurt the company financially, if anything they have actually increased in revenue.
I wouldn't say that getting a SeaWorld in Williamsburg is impossible because I'm sure it could very well happen, just not anytime in the next 10 years.
