I'm pretty sure that confirmed 4th train station is going to help with some future expansion endeavors. Not to mention it's far enough out of the way to where they can do whatever they need to while the park is still open without disrupting the guests' experience.
 
A big park addition would be expected back there now. They wouldn't have the resort dump into Festhaus Park as it is. There will be another country back their and a second park entrance. I am certain.
 
I hate the idea of a resort..I don't live near Virginia but I come down a lot so my family would never stay in a resort..sounds to me like Busch Gardens is turning into Disney.Plus they have to cut down so much forrest to build it which contradicts the whole 'conservation' theme
 
That is plenty of land for a resort. Look how big the new Grand Floridian DVC will be on such a small piece of land. I am exicted to see how the theming will be laid out for the resort.
 
I know busch road is used extensively by the park as of now. Not only as a construction entrance, but as an overflow for the employee lot on high volume days. It cuts right through the golf course. I'd be surprised if it wasn't part of a kingsmill/ busch split. If not now..it will be soon. Or permission will be bought or given.
 
I went digging, just like I said I would, and found out a few things.

1) Busch Rd is not owned by Busch Properties, AB-IB, SWP&E, or even Xanterra, but rather the Kingsmill Community.
2) The Kingsmill Community is no longer Managed or Owned by Busch Properties, and it appears that the Local Homeowners Association has taken over everything that Busch Properties did for them.

So that brings me to this:

The road you have highlighted in red on that map is actually just a gravel road that is no more than 15 to 20 yards off the railroad tracks. Also to even get to that road you would need to cross the main park access road and employee pathway to Germany. That would cause major problems. That route also is a very windy road and unnecessary. My guess is the road will start at Wareham's Pond Rd and just continues straight to the resort.

Existing roads, Jeffersons Hundred and BGW's service road, would need to be upgraded (widened, repaved, and marked). Aside from that, everything else is already in place.

Busch Rd does not need to be widened. Almost all of it is two lanes wide, and there is a portion that is strangely widened to at least four lanes wide. BTW, the only way you're gonna be able to access the resort's location is from the northwest. Most of roads proposed here actually traverse what is actually a large gully.
