I've been doing some thinking on this:

Other than getting rid of the north side of Soak City, what else would they need to make a second gate worth it. It's not just a matter of putting in a second gate, it's having back there something worth going for. I put together a quick list here of what would be needed (in bold) or help with convincing people to come to it IMO:
  • New Lazy River
  • Slide complex to replace Freestylin'
  • Slide complex to replace Baja Bend
  • Water Coaster
  • They could use a racing slide
  • They could use something with a couple of Proslide elements like a TornadoWave, Flying Saucer, Hive
  • Maybe a drop slide complex
  • A Splashtacular Flytyme, Slipstream
  • Updated changing rooms
  • More bathrooms
  • More F&B Options
Lots of things there do make a second gate out of Soak City really appealing.
 
Honestly for a half-day park, they just need to up the amenities a bit (shopping, dining, bathhouse upgrades) to make it work for really cheap single park tickets plus flex passes to go in/out of the dry park.

I'd like to see some cues from cruise ships make their way to land - dive-in theater/stage shows, the swim-up bars that have been proposed, etc. There's already space by the wave pool to do small festival setups, imagine having a rave there (not my kinda music, but I think if the artists are good it'll be a hit -yrs I'm aware if the amphitheatre, but this setup enables more custom setups and better placements for the water park food trucks).

Otherwise, I think ProSlide and WWW have generally competitive packages available to build out really large, fun slide complexes that contain a variety of different options. Stick one of those in an infill location could potentially double the slide options in one go.

Of course, my dream would be that whoever buys the space next to the park is a developer who's willing to invest in making some sort of entertainment district there. Tie in something to the park that would encourage guests to want to stay near the park, and feel like there's more to do. That's what could really help Soak City potentially become a separate gate with an internal gateway.

I guess I'm thinking of it in terms of a more cautious phased approach where if they were to abandon the full plans somewhere down the line, Soak City would still come out ahead.

I like the idea of an independent developer building an entertainment district, but realistically where can that go and how can potential park guests access the existing parking lots when most of the land up for sale is to the South and/or East with not much in the way of local roads and highway exits to easily move people between locations.

Are you positive that's what would be placed there?

I'm not saying it won't, but I'm noticing county plans of large tech park areas long before data centers are planned to occupy the space; I don't recall Hanover doing that.

Positive -no. I'm rarely positive of things until they're tangible.
 
I hope that if they do make the attempt the incoming General Assembly can start placing large regulatory hurdles on their construction and operation to protect the environment and make their operators responsible for their power and water demands - no subsidies.

But for Soak City's second gate alone, as long as there's water for the park and a way back there, it shouldn't make a difference.
