This is a pretty interesting story. WDW has already paid the taxes based on these amounts, but claim that their parks are not worth this much:

Magic Kingdom: $504 Million
EPCOT: $539 Million
Hollywood Studios: $394 Million
Animal Kingdom: $435 Million

I'm not sure how property is appraised but those numbers seem too small not too large, any thoughts?

How is Epcot the most expensive???
Acreage may contribute a lot to their valuation, as a partial driver anyway. Epcot is biggg. AK is the biggest yet a chunk is the Preserve, which is guest accessible but not in a go-and-hang-out sense. While Epcot’s lagoon isn’t really accessible either, it’s a visual centerpiece to the entire Showcase area so... maybe the takeaway here is the Whose Line principle: everything’s made up and the points don’t matter.

All the numbers look, IMO, like Disney’s internal valuations for just the parking lots. ?
 
They do this every year. I would like to point out that Galaxys Edge alone costed them 1 billion dollars last year.
If Disney sold it to anyone the buyer would have to spend a bunch of money to raze it or liquidate it somehow to make it usable for any other use (e.g. condos). It’s like selling a property with undesirable improvements. You can almost argue such property has negative value, which is what I would do if I were Disney.
